UK Rent Has Fallen for the First Time in Five Years: What Does this Mean for You?

For the first time since 2020, average private rents in Great Britain have dipped a modest 0.2% year-on-year as of July, according to Hamptons.

It’s a small shift, but after five years of relentless increases, it signals a potential turning point in the rental market.

This change comes on the back of five interest rate cuts in the past year, which have lowered mortgage costs for many landlords. With less pressure to pass on expenses, some are easing rents. Lower mortgage rates have also encouraged tenants to consider buying their first home, reducing demand in certain areas.

Greater London saw the steepest fall at 3%, marking seven consecutive months of declines. Wales, the North East, and Yorkshire & the Humber also recorded drops.

For tenants renewing their existing agreements, the story is less rosy, renewal rents are still up 4.5% on last year. And even with this latest dip, the average monthly rent for a new let remains at £1,373, a hefty 34% higher than in August 2020.

So, what does this mean for you?

  • Tenants – If you’re hunting for a new property, you may find more choices and negotiating power in certain regions.
  • Landlords – With market conditions shifting, it’s more important than ever to price strategically to avoid longer void periods.
  • First-time buyers – Lower mortgage rates and a cooling rental sector could mean now is the time to explore a purchase.
